Tim O'Neall, ACI, is the Founder and President of AZ Property Inspections and AZ Property Training, and has been conducting residential and commercial property inspections in Arizona since 1996. He is a licensed Arizona home inspector, an ASHI (American Society of Home Inspectors) Certified Inspector, and a certified Arizona Department of Real Estate instructor. Public profiles indicate that he has personally completed more than 15,000 inspections and has trained thousands of real estate professionals and hundreds of home inspectors throughout his career. 

Prior to founding AZ Property Inspections, Tim worked in the environmental engineering and consulting industry and holds a Bachelor of Science in Business Administration. His expertise spans home inspections, construction issues, environmental concerns, disclosure matters, termite inspections, and transaction-related property conditions. 

Tim is widely known throughout Arizona's real estate community for his engaging continuing education classes, including courses such as Do You See What I See?, Deal or No Deal, House to Home Horrors, and What's Wrong with This Listing?. His teaching style combines practical inspection knowledge, real-world case studies, and interactive learning designed to help REALTORS® better understand homes and inspection-related issues.
