8:45 AM | Understanding Residential Appraisals in Pinal County: What Real Estate Professionals Need to Know with Ryan Campbell (No CE)

This presentation provides real estate professionals with a practical understanding of how residential properties are analyzed and valued in today's market. Attendees will learn key valuation principles used by appraisers and how various property features commonly found in Pinal County—including acreage, detached shops, pools and outdoor amenities, RV garages, landscaping, and solar systems—can influence market value. 


The session will also explore typical appraisal timelines, common valuation challenges, and factors that can affect appraisal results, such as differences in property condition, limited comparable sales data, unique property characteristics, and changing market conditions. In addition, participants will gain insight into effective communication with appraisers, best practices for providing relevant property information, and setting realistic expectations for clients throughout the valuation process. 


Presented by Ryan Campbell, SRA, of OnPoint Appraisals, this hour is designed to help agents better understand the appraisal process, facilitate smoother transactions, and serve their clients more effectively in the evolving Pinal County real estate market.

11:30 AM | Agency Law and Ethics in Arizona with Brian White (3 Hours Agency Law & NAR Code of Ethics)

This course looks at agency the way it actually plays out in a transaction, not just the textbook version. We'll talk through the ADRE rule changes that affect how quickly you have to respond, what your broker is now required to track, and how advertising rules have gotten stricter. There's real time spent on fiduciary duty and the different types of agency, including why "Dual Agency" isn't quite what most agents assume it is. We look at an actual Code of Ethics case involving social media, because that's an area a lot of agents are unknowingly exposed in. From there, we get into the everyday stuff: As Is and On or Before are a bad idea, contract language that trips people up, appraisal contingencies, imputed knowledge, and title company disputes. 

The goal is that you leave with something you can actually use on your next deal.
