Commercial real estate deals can present unique legal and practical challenges, and many of the biggest problems arise from contract details that are easy to overlook. This class will provide a practical, Arizona-focused overview of key issues in commercial purchase agreements and commercial leases, including earnest money, due diligence, title, zoning, disclosures, tenant estoppels, remedies, attorneys’ fees, lease options, maintenance obligations, and common deal-breaker provisions.

Attorney Benjamin Gottlieb will also discuss real-life examples of commercial real estate disputes, including earnest money conflicts, due diligence problems, zoning issues, disclosure disputes, and landlord-tenant disagreements. The goal is to help agents better spot potential red flags, understand where transactions commonly go wrong, and communicate more effectively with clients, attorneys, escrow, lenders, landlords, tenants, buyers, and sellers.
