Drawing on real transactions and common missteps\, we'll cover material fact obligations\, seller vs. agent disclosure duties\, red flags that get overlooked\, and how to protect your client (and your license) when the "right thing to do" isn't obvious. Less theory\, more of what actually shows up on a file. And\, what can haunt you for years after COE.
